Palm Jebel Ali is Dubai’s next magnet for the mega-rich
Like Palm Jumeirah before it, Palm Jebel Ali looks to add to Dubai’s luxurious reputation.
The revived Palm Jebel Ali super-island is destined to become Dubai’s next luxury hub which will pull in the world’s richest buyers and tourists.
Twice the size of Palm Jumeirah and set to house 35,000 families and boast over 80 hotels, Palm Jebel Ali is testament to Dubai’s triumphant bounce-back post-Covid, and the emirate’s answer to insatiable demand for luxury living and hospitality.
The return of the Palm Jebel is definitely positive news for the market, particularly given the tremendous shortage of waterfront property against a backdrop of exceptional and insatiable demand for the ‘Dubai life’, especially among international HNWI.
The Palm Jebel Ali project was launched by Nakheel Properties, a real estate developer in Dubai, in 2002. It was intended to be even larger than Palm Jumeirah, with a total area of 134 sq km (52 square miles). The island was designed to have a large crescent-shaped breakwater, forming a protective barrier for the inner areas. But the global financial crisis of 2008 had a profound impact on Dubai’s real estate market, leading to a slowdown in construction projects. The Palm Jebel Ali project was put on hold, and construction never resumed on a large scale.
The Palm Jebel Ali will undoubtedly join an exclusive club in the future, provided it ticks boxes around exclusivity, community living, parks and beach access – all key considerations by the world’s wealthy when looking at Dubai.
No opening dates were shared, though the site falls in line with the Dubai Economic Agenda D33 by 2033 and the the Dubai 2040 Urban Master Plan.
With over 110km of beachfront alone, the site is primed for new beachfront hotels, long able to command the highest ADRs in Dubai.
Palm Jebel Ali will feature mixed-use walkable neighbourhoods, incorporate smart city technologies and sustainability practices, as well as provide a diverse range of mobility options for residents, visitors and communities. This will position Palm Jebel Ali as a global benchmark for waterfront living, as well as contribute to the transformation of the landscape of Dubai.
